Your first step will be to elect a real estate agent to represent you in listing your home. After you have made that choice, you will then go over paperwork & discuss key details on your home; such as, listing price, personal items and timeline.
Your home is now actively being marketed. Keep in mind when potential buyers are coming to tour your home, you want to keep it tidy, ensure all animals are put up or taken with you and do not leave any valuables out.
When your home gets an Offer from potential buyers this means you now have someone interested in buying your home. This step will be important to discuss with your agent to go over all details of the offer to make sure it is one you want to accept or counter.
If you decide to accept the offer & all parties have signed, you are now Under Contract. As sellers you will enter a period referred to as Due Diligence. This means that the buyers have until a certain date to conduct inspections.
When Due Diligence period is over & all inspections are completed, appraisal has come back - you are now headed to the closing table. The buyers will conduct a final walk through of the property. You will also be getting final paperwork to review from the escrow agent.
Congrats! You have now completed the sale of your home!
